Welcome to the Twisted Oaks Property Management Tenant Resource Center. This page is designed to help residents understand common policies, procedures, maintenance expectations, and helpful information regarding your lease and tenancy.

IMPORTANT INFORMATION

Managing Your Account

Our goal is to provide residents with a clear, organized, and responsive rental experience while helping maintain the long-term condition of the property.

Important: This resource page is intended for general informational purposes only and does not replace your lease agreement or applicable Texas law. If any conflict exists between this page and your signed lease agreement, the lease agreement controls.

Resident Portal Access

Residents may use the online portal to pay rent, submit maintenance requests, upload photos, access lease documents, review balances, receive notices, and track maintenance updates.

Rent Payments

Rent is due according to the lease agreement. Payments received after the applicable grace period may result in late fees permitted under the lease and Texas Property Code. Returned payments may result in additional fees and certified fund requirements.

Maintenance Requests

All maintenance requests should be submitted through the resident portal whenever possible. Residents should provide detailed descriptions, photos when available, and access information to assist with scheduling and repairs.

Emergency Maintenance

Emergency maintenance generally includes active flooding, sewage backups, electrical hazards, dangerous HVAC outages, fire hazards, or gas leaks. Residents should contact emergency services first when immediate danger exists.

Texas Property Code Repair Notices

Texas Property Code generally requires residents to provide notice of repair issues before certain legal remedies may apply. Residents should report issues promptly and cooperate with scheduling and access requirements.

Resident Responsibilities

Residents are responsible for maintaining the property in a clean and sanitary condition, reporting issues promptly, preventing damage, maintaining utilities, replacing HVAC filters when required, and avoiding negligent or abusive damage.

HVAC Filter Program

If included with the lease or resident benefit package, HVAC filters may be delivered to the property. Residents are responsible for installing filters properly and maintaining HVAC airflow.

Mold & Moisture Prevention

Residents should report leaks promptly, use exhaust fans when bathing, maintain ventilation, and help prevent moisture buildup that could contribute to mold growth.

Utility Responsibilities

Residents are responsible for maintaining active utility services as required by the lease agreement.

Lease Violations

Common lease violations may include unauthorized occupants or pets, smoking violations, excessive property damage, illegal activity, parking violations, and failure to maintain utilities.

Annual Property Inspections

Twisted Oaks Property Management conducts one annual property inspection to identify maintenance concerns, verify lease compliance, protect the condition of the property, and reduce deferred maintenance issues. Residents will receive proper notice prior to inspections.

Entry to Property

Management may enter the property for repairs, inspections, emergencies, preventative maintenance, or showings as permitted by the lease agreement and applicable law.

Pet Policy

Pets require prior written approval. Unauthorized pets may result in lease violations, additional charges, or removal requirements.

Lockouts & Keys

Residents are responsible for maintaining access to the property. Lockout assistance may involve fees, particularly after hours.

Alterations & Satellite Dishes

Residents may not make alterations, mount televisions, install fixtures, or modify the property without prior written approval.

Pest Control

Residents are expected to maintain reasonable housekeeping standards to help prevent pest activity. Resident-caused infestations may become resident financial responsibility.

Parking Rules

Vehicles may not block driveways, park on lawns, or violate HOA or municipal regulations. Unauthorized vehicles may be subject to towing where permitted by law.

Noise & Neighbor Conduct

Residents are expected to avoid disturbing neighbors and are responsible for the conduct of guests and occupants.

Smoking Policy

Smoking restrictions vary by property and lease agreement. Residents may be responsible for smoke-related cleaning or damage charges.

Move-Out Procedures

Residents must provide proper notice, remove personal belongings, clean the property, return keys/remotes, and address resident-caused damage where applicable.

Security Deposits

Security deposits are handled in accordance with Texas Property Code requirements. Deductions may apply for damages beyond normal wear and tear.

Fair Housing Statement

Twisted Oaks Property Management complies with applicable Fair Housing laws and does not discriminate based on protected characteristics.

Helpful Resident Tips

Helpful maintenance tips may include garbage disposal resets, GFCI outlet resets, HVAC filter changes, and frozen pipe prevention guidance.

Communication Expectations

We strive to communicate professionally and respectfully while keeping residents informed regarding maintenance and lease matters.
